2 - if the flat were (não tem essa opção, tem "if the flat was", que pessoal usa muito, mas gramaticalmente é incorreto, portanto acho que a resposta nesse caso seria "were the flat", eu particularmente não sei se essa construção é gramaticalmente correta, MAS ela é usada também pra indicar esse sentido de condicional de "if the flat were")
